Check in was a little slow since I had to fill out 4 pages of waivers. The check in staff seemed new but nice. The resort was clean and looked well kept. The "cabin" we were in was clean and well-appointed. It had everything we needed. When I checked out the staff member was on the phone but she seemed to be having a problem with her computer system. She asked the caller to hold and consulted with another staff member about the issues she was having. The entire time I stood there she did not acknowledge me. I understand she was a little frazzled. Finally the man that was trying to help her, asked to help me. I just needed to turn in my key. Overall, the resort seemed nice and I would return when the weather was warmer to take advantage of more amenities that they had to offer.

I’ve been coming here on and off for 10 years—back when it was Massey’s Landing—and unfortunately most of the issues I’ve experienced have only started since Sun Outdoors took over.

The biggest problem is the constant inconsistency around amenities. For this trip, I have friends flying in from out of state specifically for the experience. I called ahead and was told everything—including the swim‑up pool—would be open. Then a week before my stay, I get an email saying it won’t be open. Why wait until a week before to tell people that?

At that point, canceling isn’t realistic—it would mean canceling flights and impacting everyone’s travel plans. And their only solution? “Just cancel.” No accountability, just hiding behind their terms and conditions.

Same thing last year—they told me the arcade and indoor amenities would be open. I arrived and everything was dark. When I asked, they said they could open it, but very reluctantly.

At this point, I’m honestly just tired of the mixed messaging—especially when you’re paying full premium pricing based on these amenities.
Their website has been advertising that the swim‑up pool will be open in May. Clearly, they knew that the pool was not going to be open for my stay and could have given customers much more time to plan, or be more honest when I called. Instead, sending an email a week before arrival—stating it will “possibly” open later—only highlights what feels like deceptive practices.

Customers rely on advertised amenities when making booking decisions, especially for peak times like Memorial Day weekend. Continuing to promote bookings around those dates while knowing a major amenity may not be available is misleading. Transparency matters, and this approach does not feel like it’s in the best interest of their customers.

There are plenty of other camping options in the area. Choosing to operate this way—through unclear and inconsistent messaging—undermines trust and ultimately pushes repeat customers away.

4⭐ amenities (when they’re actually open)
1⭐ customer service

Used to love this place. Now it’s hit or miss—and not worth the price unless everything is truly up and running and they stop deceiving us.

Decent enough. We had to wait for our cabin to be finished which was slightly annoying. And then im not sure why we were waiting for it ti be cleaned because our sheets had sand in them from whoever was there before us and the floors were still dirty. That was very offputting. Also unless your back is in perfect condition, prepare yourself for the cheap thin mattresses.
